Floor plan help

My client has asked me to include a floor plan in their tour. I do not have a clue on how to do this.

I see many users of this forums include samples that have awesome floor plans included in their tours.

Here a a couple of basic questions.

1. Do you use some type of software or photoshop plugin to create the floor plan image?
2. Where do you get the information to create the floor plan? Is this something that the
real estate agent usually has?
3. Can the floor plan be used as a global hotspot to navigate through the scenes of a property?

Any help on this topic is greatly appreciated.
